Conveyancing Fee Earner | Chelmsford/Benfleet | Full Time | £28,000–£30,000 per annum
Our client is seeking an experienced Conveyancing Fee Earner to join their growing property department, handling residential and commercial property transactions across freehold and leasehold matters.
The Role
You will manage your own caseload of residential and commercial transactions from instruction through to completion and post-completion, including Land Registry registration.
Working with minimal supervision, you will provide a high standard of client service while supporting junior colleagues and conveyancing assistants.
Key Responsibilities
- Manage a varied caseload from opening the file to post-completion, including Land Registry registration
- Handle sales, purchases, remortgages, transfers of equity, and new build and shared ownership transactions
- Act on both freehold and leasehold matters, including reviewing leases, management packs, ground rent and service charges
- Deal with lease extensions and purchases of shares of freehold
- Handle residential and commercial work, including commercial property purchases and sales and commercial leases, including lease renewals and assignments
- Investigate title, raise and answer enquiries, review searches, and report clearly to clients and lenders
- Draft and negotiate contracts, transfers and related documents
- Advise on SDLT, Land Registry fees and other transaction costs
- Handle pre-completion tasks, including completion statements and electronic funds transfers, and manage completion
- Comply with AML, client-money, SRA and Land Registry requirements, as well as lender and client protocols
- Delegate work to conveyancing assistants and paralegals and support their development
- Keep clients, agents and other solicitors updated
- Maintain files and case management records to a high standard
- Contribute to business development, including building relationships with estate agents, developers and referrers
Requirements
Essential
- Proven fee-earning experience in conveyancing, typically 2+ years running your own caseload
- Solid knowledge of freehold and leasehold residential transactions
- Qualified Solicitor, Licensed Conveyancer, or experienced fee earner qualified by experience
- Strong understanding of the Land Registry process, including registered and unregistered land
- Excellent written and verbal communication skills
- High attention to detail and the ability to prioritise under pressure and meet completion deadlines
- Confidence using case management systems and Microsoft Office
- Self-motivated and able to work independently, while also working effectively as part of a team
- Client-focused, with a practical and commercial approach
- Organised, accurate and reliable
Desirable
- Experience of company purchasers, buy-to-let and commercial refinancing
- Experience of lease extensions and enfranchisement
- Experience supervising or line-managing assistants
- A following, or an interest in networking and business development
- Keen to develop with the firm as the department grows
