Residential Block Manager
Salary: £17,000pa + accommodation
Benefits: Live in accommodation provided, 22 days holiday, Pension scheme
Hours: 9am to 5pm (1-hour lunch)
Our client, established in 1989 is a retirement housing complex consisting of 42 flats who are currently looking to recruit a House Manager to provide/manage services and maintenance to a development’s common areas and providing excellent customer service to its Residents.
- Care and Welfare of Customers and the Development
You will be required to respect the dignity, privacy and independence of customers and assist Residents in an emergency situation. You will be required to liaise with family members and health care professionals where this is required.
You will be required to conduct each new customer to the facilities and services and ensure contractors appointed are appropriate and meet guidelines
- Continuous Service Improvement
You must respond appropriately to complaints by customers or their families and be prepared to report to the Managing agent on request.
- Health and Safety and Suitability of Development and Equipment
You will manage the maintenance of the building and equipment to maintain a healthy and safe environment through external contractors and liaise with the Managing agent and other property professionals on developing a programme of repairs and planned refurbishments.
You must ensure risk assessments including those relating to fire safety are conducted at appropriate intervals and ensure equipment is used correctly in accordance with any technical specifications
Ensure compliance with regulations and legislation regarding building control, planning and health and safety and fire safety and that the security of the building and surrounding area is maintained to the best of your ability. All documentation must be maintained
- Dealing with complaints
You will be required to investigate thoroughly any complaints raised and ensure appropriate corrective action is taken and recorded and escalate complaints to your Managing agent as appropriate.
- Development Management & Office Administration
All confidential information relating to the Managing agent, the development and its customers must be retained in accordance with the Data Protection Act and kept securely, for the appropriate length of time and disposed of securely.
You will keep up to date the resident information sheet and notify any changes to the Managing Agent and the out of hours control centre and ensure an annual audit of the resident information sheet is completed and any changes notified.
You will be required to assist customers with managing the insurance claims and alert the Managing agent of any unauthorised alterations.
- Financial Management
You must manage budgets (House Manager office expenditure, petty cash, building repairs and maintenance) to the expenditure limits set by your Managing agent and distribute invoices and collect payments as appropriate including payments of guest suite charges and forward to Managing agent as appropriate
- Community Development and Resident Involvement
You will need to promote social activities on and between developments and work with external groups/agencies to ensure that the development is promoted to the wide
The Ideal Candidate:
- Customer Service Experience essential preferably from a customer facing role.
- Building Management Experience desirable including the appointment and management of contractors and monitoring annual budgets.
- Basic Level of Numeracy and literacy Skills
- Basic Health and Safety knowledge & understanding
- First Aid training
- Fire Safety training
- Manual Handling training
- Basic Computer Skills
